Design-Forward Focus

Multistudio collaborated with the City of Springfield, MO, and its residents to create a new Land Development Code Update that implements the community’s existing comprehensive plan, "Forward SGF."

The new code introduced zoning guidelines to support the community’s goals for their city’s future, with a focus on revitalization, place-based development, and sustainable infill opportunities. Engaging with the context-based “Place Types” defined by Forward SGF, the new code prioritizes an overarching “Quality of Place” across future developments.

Community Collaboration

The team engaged residents from a range of Place Types to shape design and development standards for the city's contexts, including neighborhoods, corridors, commercial areas, and employment districts.

Context-Based Zoning Approach

The new code will shift the city toward context-based zoning requirements. Modernized standards ensure new investments respond to their surroundings, maintaining the form and character of existing Place Types.

Streamlined zoning districts and building-type standards create clear, predictable regulations. A flexible approach is built into the code, allowing for occasional modifications while maintaining consistency with the community’s overarching design objectives.

User-Friendly, Modernized, & Transparent

Improved navigation and usability are central to the new code, achieved through a unified structure that consolidates subdivision regulations, zoning ordinances, and approval processes into a single, cohesive chapter. It also formalizes review procedures, resulting in a more coordinated, streamlined, and transparent process for the Springfield community.

Finally, the new code is complemented by a step-by-step handbook designed to guide the Springfield community through the code implementation and review process.
