The ProspectUs Equitable Transit-Oriented Development Plan promotes development along an active corridor of Prospect Avenue, encompassing the city's highest bus ridership route in the regional transit system.

Currently, the Prospect Corridor is a “bedroom community”, with destinations going largely outside the area. To navigate development without displacement, this process engaged the community, developers, and the city to set growth targets, create design guidelines, and identify strategy opportunities to create more complete communities.

ProspectUS creates a plan for strategic growth, catalyzing development and density around the ProspectMAX Bus stops.

ProspectMAX bus stops and their street intersections were assessed for their potential for use and growth.

Development guidelines accommodate high-density, mid-density, and pedestrian spaces. Key intersections were identified for denser commercial hubs to grow access to goods, services, jobs, and multi-family housing in close proximity to bus transit. Smaller-scale development is planned for neighborhood-oriented areas.

Design guidelines include an overview on building heights and first floor activation, frontage and street design, and public realm attributes.
